We hate to make this all about us since we believe it’s all about you: the client. BUT, here is some basic information about ourselves and our beliefs.
We are a Northern Beaches based residential design studio specialising in the design, alteration and renovation of coastal homes while reducing the impact on the environment. We believe every home has the potential to become your dream home and we would love nothing less to help you unlock it.
We are fully accredited with the Building Designers Association of Australia. Keeping up to date with the latest developments in the design industry, participating in design awards and networking with top professionals in the field.
We care deeply about the environment, our beaches and the planet. This is why for every single square meter we design and build we are committed to matching it in trees planted with our alliance with One Tree Planted.
Our Process
Concept Design
The first and most important stage of your dream home.
In this initial stage we will help you develop the design you have been thinking and tinkering with for some time or we can create a completely new design based on your needs and relevant planning controls.
This includes recommendations of iconic coastal materials, styling for your home and overall design features such as orientation, glazing positioning, layout flow, among others.
You have complete control of the design outcome of your dream home.
You love our design but you want to make some changes? Not a problem. We are here for you, and we can find a middle point between architectural brilliance and your vision. No limited revisions, we want you 100% satisfied with our services and design.
Once the design is finalised we can create beautiful 3D renders so you can see exactly how your future home will look inside out with your selections of materials.
This will help you visualise and make any final changes if necessary before submitting them to relevant planning authorities.
Consultants & Approval
Sadly, the fun part is over. Now comes the paperwork.
In this stage, we document and engage everything/everyone we are going to need to have your design approved by planning authorities. This includes documents such as forms, engineering reports, arboricultural reports, town planner reports, heritage impact statements, statement of environmental effects, waste minimisation reports, landscaping plans, geotechnical reports, among other. Depending on the nature of your project there might be more or fewer reports to commission requested by relevant planning authorities.
There are two ways we can have your project approved
Development Application
We submit all the relevant documentation to your local Council based on their specific set of rules. Each Council has similar but different rules. These rules can be bent slightly with Council’s permission. This approval process can take from 6-12 weeks depending on different Councils. Once this is approved we apply for a Construction Certificate based on the conditions of approval and you are ready to start construction!
Complying Development Certificate
We submit all the relevant information to a Private Certifier based on the Complying Development Codes. This is a statewide set of rules that applies to all of NSW. These rules are black and white, they can’t be bent. This approval process can take up 4-5 weeks and once it’s approved, you are ready to build.
Construction & Interiors
Your dream home is approved and you are ready to build.
But your house is special, bespoke, one of a kind and not every builder can deliver to your very high expectations, but don’t worry, we can help here too.
Construction and interior plans are key to make sure your builder follows the recipe to the letter. This way the decisions on site will be minimised, there is less room for error and the construction will be done quicker for you to move in into your new dream home.
This stage includes information such as
Bathrooms design and selections such as tiles, fixtures, vanities, basins, etc.
Kitchen design and selections such as appliances, cupboards, finishes, fixtures, etc.
Joinery design for fireplaces, studies, BBQ areas, pool areas, etc.
Robes / Walk-in Robes designs.
Lighting & electrical design.
Bespoke details for your beach home, such as stairs, entries, pergolas, exposed roofs, etc.
Relevant construction details for your builder such as slab set outs, framing plans, window schedules, detailed sections, etc
